I have been operating a small dry cleaning business in New Jersey since October 2006. Recently, I sent a letter to the landlord requesting reduction of rent and elimination of additional rents for real estate tax and insurance. The business has gotten slow since beginning of this year. The landlord turned down my request.
Here is a situation. I pay rent and real estate tax and insurance on a pro rata share basis as additional rents. In the same building, there is a coffe shop right next door. It has the same space as mine. The coffee shop came in early this year. They pay only a rent; no additional rents.
The landlord denied my request with the reason that I had agreed and signed on the lease agreement.
Should I just accept the landlord's denial? or Are there any legal resources to adjust my rent and terms as I requested?
