Q. About troublesome tenant !

A tenant living with 4 puppi dogs in her room and she lied about that when she entered. Landlady gave her eviction 30 day notice paper on the cause of breach the contract. Then she tore it off right away and cursing her trying to kick-off. Next room tenant got a lice biting from her dog, she cursed her too as soon as that tenant complained about that. That troublesome tenant promised try to move out at first, but not seemed to do. Once she threatened and yelled at landlady, landlady called the police but they went back do without anything because that's not an imminent violence. And called animal control, they don't want to be involved unless animal attack humans. Tried to everything can do, what supposed to do? Just live together? Need any help to evict her legally.

It appears the tenant is in violation of the lease agreement. As the landlord, you can give a 3 day notice to cure, thereafter if it is not cured, you can file for eviction.
