You are legally responsible for the entire year of the lease. As such, if you move out earlier, the landlord is entitled to rent for the entire year. However, if a new tenant moves in right away and the landlord only loses a month or two of rent, then the landlord is only entitled to the lost rent for that short period which he can deduct from the security deposit.
