Q. late fee of lease agreement

현재 작은 상가를 렌트하고 있읍니다.
요즘 너무 어려워서 지난달 렌트비를 분할해서 냈읍니다.
$2,000은 on time + $1,500 ( 20days late )
그런데 랜드로드가 전체 금액에 대하여 late fee 를 내라고 하고
계약서상의 late fee 인 6% 가 아닌 8.4%를 charge했읍니다.
질문
1. full payment이 아니면 landlord가 책을 안받겠다고 합니다.
2번으로 나누어 낼경우 랜드로드가 거부할수 있는것인지요
2. late fee는 어떻게 돼는지요.6%가 아닌 다르게 charge할수 있는지요
on time에 낸 부분도 이자를 내야 하는지요

계약서 내용입니다.
Late Charges
Tenant hereby acknowledges that late payment by tenant to landlord of rent and other sums due hereunder will cause Landlord to incure costs not contemplated by this lease,the exact amount of which will be extremely difficult to ascertain. Such cost include, but not limited to processing and accounting charges, and late charges which may be imposed on landlord by terms of any morgage or trust deed coveribng the premises. Accordingly,if any installment of rent or any other sum due from tenant shall not be received by landlord or landlord'd designee within 10days after such amount shall be due,tenant shall pay to landlord a late charge equal to 6% of such overdue amount.The parties hereby agree that such late charge represents a fair and reasonable estimate for the costs landlord will incur by reason of late payment by tenant. Acceptance of such late charge by landlord shall in no event constitute a waiver of tenant's default with respect to such overdue amount,nor prevent landlord excercising pf the rights and remedies granted hereunder.
